Managing life cycle costs in properties
New GEFMA/IFMA directive on life cycle costs
The new GEFMA/IFMA directive on the calculation of life cycle costs in facility management will be published in the summer of 2010. It provides not only specific instructions for modeling and calculating life cycle costs but also a calculation example including specific values and results. At the FM trade fair in Frankfurt/Main the new directive was presented to experts from a variety of different fields by Prof. Dr. Andrea Pelzeter (Berlin School of Economics and Law) as well as Intep managing director Uta Käding.

New developments in Germany and Switzerland
The development of new methodical approaches to life cycle costing in the real estate sector has taken up speed over the past year 2009. Some of them had already been brought under way in 2008 within the research project 'Devising a standard for life cycle costs' lead by Andrea Pelzeter at the Berlin School of Economics and Law. Expert workshops, a survey among GEFMA and RealFM members as well as a field test helped shape the requirements for a future standardized calculation method for life cycle costs. In Switzerland, the Zurich building department and Intep also developed a methodology and a calculation tool for the determination of life cycle costs both for newly built and refurbished administrative buildings, nursing/retirement homes, schools and residential buildings.
Co-operation between the Berlin School of Economics and Law and Intep
The results from this preparatory work were brought together to form the basis for the co-operation between GEFMA and IFMA Switzerland developing the new directives 220-1 and 200-2 under the lead management of Prof. Andrea Pelzeter from the Berlin School of Economics and Law as well as René Sigg and Uta Käding from Intep. A complete and detailed example calculation is documented in the second part of the directive and illustrates the recommendations on modeling and calculating life cycle costs defined in part 1. The two associations will provide a spreadsheet for the calculation example to facilitate the initial approach to life cycle costing for a wide range of professional users. Preparatory work for the development of a benchmarking based on life cycle costs can also be taken up now.
